The only requirement I've seen in my province in Canada is that you need a line in the contract that reads "The tenancy created by this agreement is governed by the Residential Tenancies Act and if there is a conflict between this agreement and the Act, the Act prevails."

You should at least no matter what have these items:Entity (LLC or Coproration)Bank Account for your business.Reserves in your bank account.If you're rehabbing open business/contractor accounts with Home Depot or Lowe's or both.Prepare a business plan.Get a domain, email address and website.Look at a credibility package.
