. ;-) Also, I think the market is changing (I know a lot of people don't agree with me and that is fine) and those techniques are ideal when the market changes, I always react "contrarian" to the market and I've made a lot of money doing so.I don't think that it is that people don't agree with you - it is that we don't believe you. 

It is definitely a seller's market here, which means price points are much higher than other places in the country.

Yes you are representing the seller in your scenario and giving them a better offer but unless there is full disclosure to the other bidders, I have a hard time agreeing with the way you are suggesting it.

At some point if he was able to get a loan we'd sell it back to him if we could agree on the price.

You would have to a apply for and close the loan in your name, agreeing to be personally liable for the debt service.

As far as buyer pools and seller pools, we do 3-6 monthly and have for years and also do so around the country in many different markets.  

I agree with you it's best to get an understanding of all REI and not just narrow down on one.
