I'm going into this with no delusions that it's going to be easy money and I'm willing to put forth the effort to make things start happening for me over time but I do believe that I can be successful.So I'm evaluating the different brokers around where I live and one agent has been hosting open houses on the corner of my block for the past few weekends and I decided to pop in and ask him how he liked that particular brokerage and basically network.

It is for the 2 reasons outlined above that I always prefer to have the leases automatically go month-to-month after the initial lease term (this is implied in Connecticut), otherwise as a landlord you sort of paint yourself into a corner. no?

.- Do a drive by in the night and also during weekends, if you have a bunch of people hanging out in a corner, normally that is not a good sign- Ask for actual rent rolls and two years tax returns- Also individual meters are great- Avoid flat roofs if possibleYou can check on the physical condition but there are professionals who do this plus the bank would send their people anyway.Overall the deal definitely looks interesting.

There were a few problems discovered, including mold in a corner of the house that got inside a built in.We made a list of repairs and sellers agreed.

As for the rents, I know that there are places in the complex renting for $1100.00 and one at $1200.00 in worse condition and  are not on corner lots like this one.
