Then I ask them to contact me to set up a time when I can come meet them and sign a new lease if they are not under a current lease.I also ask if there are any immediate repairs that need to be made so they know I am going to take care of the property.

So my realtor found a property for me. this property is listed on the MLS for 75k....She contacted the listing agent and submitted an offer for 76k in cash.

I know I can redeem my certificate and apply for the tax deed and I would have to pay their certificates off, but my question is, if the property sold, can a certificate holder contact the new owner for payment in lieu of redeeming for the tax deed?
