I never advocate the landlord paying for something that is consumed by tenants because there is no motivation for conservation - and therefore, including "it" in the rent will never be a good solution.

If it is consumer debt, personally I suggest to avoid investing in real estate until you eliminate consumer debt and change the habits that cause the problem as those habits will undermine any wealth building real estate can offer you.

Besides my initial statements in the complaint, I was never asked to provide supporting evidence, which I said I have.Going forward, short of sifting through past months’ - years’ worth of - enforcement actions, I don’t see a way for a consumer to readily know that a given company/licensee has had a sustained complaint in TN, unless they got suspended.
