Many OOS investors set themselves up for failure because they don't invest the time to ACTUALLY understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.Class A is relatively easy to manage, can even be DIY remote managed from another state.

No legitimate company will speak to someone like that.

Any recommended companies/people who would be able to assist with handling such transaction?

Does anyone know a good lawyer and a good title company to help write up a purchase contract and complete a seller financing transaction in Davenport Iowa? 

I live in Seattle but started in 2020 by buying in Memphis through a turnkey company where prices were much lower.

Very hard without the LLC not holding assets for collateral.There is a trick out there with getting company credit cards and then going to a company who will cash you out of those cards and those cards usually hold a very low APR or no APR for the first 12 months.I know someone who got 150k like that, BUT, what if you blow that money then you have that debt hanging over your head. 

Unfortunately I don't think I can get checking accounts with these companies.

I have a management company and I personally invest myself as well.

YET so apropos for anything guru or paid training in the real estate space or for that matter option trading or forex or whatever.Having been a back room vendor to a lot of these companies I saw it first hand..

You can learn to scour through the county records or you can establish a relationship with a title company to run preliminary searches.
