If you can squeeze some more months out of these guys, it might be wise to do so but if they are indeed a bit sketchy, it probably just makes sense to evict, renovate, increase rental prices, and wait for someone you're more comfortable with.

The service is very sensitive on transfers right before sale.The second issue even more murky is that the escrow company closing and the buyer must be comfortable that FIRPTA is indeed not applicable because the property is owned by a domestic entity.

I like to keep about 50% equity if I can, just to ensure I don't get over-leveraged, but you can obviously get whatever you are comfortable with up to the 75%.
