That being said, make sure you have the ability to run the property from afar that will include finding a property management company who can run the place for you and collect rent.

I do not collect an application fee.  

I just hope we are able to collect the rent later if we defer it, or that we will get some help from the government if we can't.I'm considering accepting partial payments or deferring rent until things settle down and then letting them pay it back as they can. 

For me I would evict and turn over to collections for what is owed.

We've already got new tenants with a lease e-signed and deposit collected for the fall.

For those of you that are Property Managers (managing rental properties for others) or as owners managing your own properties, are you changing any of your procedures (conducting showings differently, rent collection, etc...)?

I know there are a few options that replace collecting a traditional security deposit.

I'd rather the market stay where it is and collect rent than a downturn, a good deal, and no rent income.
