I would politely tell them to pound sand and move forward with the sale.

But, I'm always happy to sit down with anyone, as I do with folks from SoCal and locally, and go over their investing options, especially if they want to make 401(k)s and IRAs work for them, even if they insist on STRs.

I lend in the S and SE, but I do like Wenatchee. 

Cali/Hawaii/Florida(coastal especially) are absolutely primo, but there are other one's with a more accessible barrier of entry(sunbelt areas, arizona, texas, etc.).

To reiterate I'm not an alarmist, but the threat of hyper inflation is growing and it is a known fact that if we used the same CPI from the 1980's and 1970's we currently have double digit inflation. 

I know other coastal cities like Miami and other parts of Florida are in a similar situation, but I am curious how others investors think about their markets which at low elevation and close to the ocean/flood plains. 

Let's say everyone around you keeps cutting their rates to try to counteract a slowdown - where is your line in the sand?

As to beaches, our side (the East Coast) has chunkier sand particles, not the sugar sand.  

Texas has tornados, sand and ice storms.

Even if I sand it down I will still need to skim coat it.
