I now have close to 20 LLCs It is a nightmare, expensive, complex, and an accounting disaster. there is a lot to be said for keeping it simple.

Account Closed every state has a first time buyer program already so I think evaluating those would make more sense than promising more.

Since you are doing shorter term deals it appears, you may want to get creative with the accounting and structure to maximize profits.

This is why people don't like renting to friends/family because its human nature to mix emotion into the decision making and that makes dealing with managing the investment messy when things go sideways.
