Good Afternoon, Wondering if anyone could speak to maintenance costs on multi family properties in the great Portland market. 

I already have an agent but if anyone is able to help with the search it would be greatly appreciated.In regards to location, I would like to stay in Santa Monica, or somewhere close and the unit needs to have at least one bedroom.Thank you in advance,Skyler

I've looked at NM for probably ten years and never found anything that would even come close to making economic sense. 

This was a project that I needed to get done quickly rather than get it done cost efficiently.

I'm in the car wash business currently, but am a serial commercial investor and any commercial investment that makes sense and is ready to close soon is good.

They will look bad and it will likely cost them customers.

We close July 9 on the duplex, and looking to roll the 1031 exchange ... 

On top of that, the profits seem to be higher due to less costs.

I have hate for no one.This is simply an observation or something that is important to understand when you are in this business- because when you go to turn certain units you may run into this big extra cost.
