We are both super interested in realestate and believe house hacking to be the first best step to building a portfolio.We recently found a unique property.

We're wondering if anyone knows an architect who's familiar with the process who can help walk us through the permitting process (we've done extensive renovations in the past, but never in this county).Also, would love to hear any pearls of wisdom from anyone who's renovated in SF (including working through the permitting process, anything you wish you knew before you started, regulations that are unique to SF, etc.)  

@Michele G.While I recommend NKY properties to my clients there is a lot of activity there and deals are harder to come by due to the smaller footprint compared to just north of the border in Cincinnati.  

Meeting a real person and evaluating your knowledge and expertise face to face goes a lot further than a black and white loan application.I also have a national broker that I work with that has several products that work well with my clients.

The ability to use financing is one of the things that makes real estate investing so unique.

Even setting aside $$ for cap ex and vacancy my client can live in one side for way less than average rents.

However, I do not go about telling other investors to avoid such investments or make blanket statements that all advisors associated with conventional financial products are just out to make a buck and do not have their clients best interest in mind.
