Any great self-managed property needs a high-quality photographer, handyman, cleaning crew, along with other property vendors as necessary (pool care, lawn care, pest control, etc.)What tools can I use to automate tasks?

It use to take me and a guy 3 days to do 1 clean up .

I'm trying to understand if we will need a property manager, or instead, just a handy man service, and a cleaning service, and we'll manage the property ourselves.

A tenant that doesn't call in repair orders all the time, keeps the place clean and never wants to leave is MONEY! 

Since we need a creative financing solution for our rehab I figured this is the best place to ask for help. 

But I believe this is a solution to create equity ownership and basis in the deal for a non-cash partner. 

I would clean it, prime it with high adhesion primer and apply "porch & floor" paint.

In short, if you want to refi and your sister does not agree, you will be left with an expensive partition action as your only solution.
