Tenant screening is covered by app fees and the additional profits from that should cover office supplies, etc. in my opinion.They have had one eviction since they purchased and decided to maintain a clean environment to have 2 cops live for free and thus have not had one bit of crime.  

Handyman/paint the first day, cleaning the next morning, and carpet cleaning in the afternoon.  

I'm not so sure if I should even consider it but it got me thinking about cats more.It sounds like these cats are declawed but 15 years old... all I can think about is those two trouble makers puking all over the place, but you can clean up puke.

A Foreclosure on the other hand will “clean out” most of the potential title issues.In general, the Hard Money/Private Lenders on the panel all said they were looking for borrowers who could PERFORM.

How can I go about finding a new one, that can do handyman work (minor plumbing issues, basic repairs, clean up etc).  

There are a lot of folks that come and go so established folks are pretty closed and tight nit.

I am Establishing my wholesaling business and want to add a realtor to my team.  

Once you've established a solid track record with your investors, you could probably get more favorable terms.
