Matt,The volume I was speaking of is not derived from REO, but from Trustee sales and in that case, with teh systems we have in place, we can in fact go over the standard 70% mark and still make our annualized returns, often even higher because we are in and out much quicker.Example, if I buy at 70% and average a 25% return for 3 months in and out, then go as high as 80% at trustee sale, but am in and out inside of 6 weeks and average 14% returns, my annualized returns are even higher and quarterly returns are 3% higher than the 25% I average on REO 3 month flips.

I'm not sure what the others are talking about, but the fact is that in the first quarter of 2008, the number of houses sold was DOWN 15.3% statewide as compared to the 1st quarter of 2007.
