I found it a challenge to find Property Managers in my area of interest with stellar online reputation. 

The challenge is that that. realtor only has so many clients needing houses with owner finance.

@Wiley Strahan Thank you for your feed back and Yes @Walter Aaron Poling response was very helpful I was kind of like what should I do now, but you guys have gave me a better view as to how I should handle picking an agent.

Sure I helped a bunch of people in tough situations, but when I think back to all the wasted hours and effort involved in a short sale, it makes my blood boil.I would still list one for a good client, but only if the seller agreed to have a local attorney handle the negotiations and closing.  

If you handled everything do you have a partnership with the investor or is this is a service you offer as part of your business?

Only thing to keep in mind is if the note is called be prepared to handle it appropriately. 

:)  I also hear of a lot of challenges getting mortgages as a Canadian Citizen, Setting up your corporations right, the exchange rate keeps you on your toes, and the unknown of what a downturn in the market looks like are enough to make us research a little harder before we just jump down there. 

They say, "the roads that lead to places worth going, are full of challenges and disappointments."

Cozy interface is challenging to me and not very intuitive IMO.
