The carpet is ruined and shot. 

We do allow pets which gives us an advantage BUT it comes with its own risks as I am currently replacing carpet in the basement of one of these properties due to cat pee.

Carpet: neverTile: nowhere but kitchen and bath in the NEStained slab: never seen it, but I doubt it would go over with tenants anywhere but a kitchen.Hardwood: the gold standard of what people want/expect to seefloating floor laminate or LVP: a very practical alternative to hardwood.

Pretty much anything that isn’t carpet.

Bitches a fit because we won't have the carpets cleaned until May (it's muddy in the Chicago area in the spring!)   

Turnovers are very discouraging, its discouraging to see the fresh paint, carpet, etc turn into used condition. 

It’s just filthy and the carpet need to be replaced. 

So far I left them a move out checklist but with no security deposit I’m not sure how I can go about charging them for cleaning fees including carpet shampooing.

Typically at that amount it is going to be very small stuff like paint, carpet etc. 

Mostly pulling up carpet and tearing out some damp dry wall in the basement.
