Hi gys - I find that getting a correct and trustworthy estimate for "paint and general repair" - is much more difficult than "standard rehab" items.Standard Items like flooring, kitchen counter-tops, cabinets & appliances, windows & doors, HVAC - can be done by major home improvement companies - so there's this great satisfaction of paying the right cost.however with paint and general repair - contractors are quoting me anything they want - and numbers are like 200% different.how do I determine the actual cost of "paint and general repair"?

I also go through the entire home (inside and outside cabinets, walls (stair wells especially, since these get damaged at move in/out) front and back yard, everything) and take up to 200 high resolution photos of every inch of the property (make sure each picture has the date and time stamp on it).

Exactly your talking about a lender who is in business to lend I am aware there are all sorts of loan products.. but the OP is talking about a private lender.. not a company.. my point is private lenders don't let others broker their money one they don't have enough.. most private lenders will have a few hundred grand to maybe a million to put out.. how far does that go in your world.. answer not very far LOL

My first thought is to just add a unit to the end of the cabinets on the left side of the picture.
