Cost Estimation for Rehab
18 May 2016 | 7 replies
Is there a software or templates that can give me general costs (specifically for CA) for rehabs (pricing for flooring, cabinets, etc...) and/or if there was a thing showing typical markup that contractors use so I can gather my own pricing and pad it with markups.Any suggestions?

That is a good option because it is cheaper then a cabinet and you don't buy the microwave.

They trashed my place while I slept

He ended up taking the dishwater’s supply line and letting it leak into the sink. Finally the next day the management company sent the handyman out and the water supply was fixed.A few days later the smells start.Despite repeated calls from the tenant the PM does nothing, no one goes to even look at it.Finally about May 3rd the handyman shows up and they take the floor apart as seen in the photos. Now it gets interesting. The management company says the problem existed before, could not have been caused by the leak. The handyman claims there were only a couple of drips from the water supply line (despite the tenant’s description).I had a mold company come in, they did moisture testing and determined the water goes under the cabinets, under one wall and into the hall and down into the garage below.

Should I Buy This Condo? (Time Sensitive!)
24 May 2016 | 5 replies
I have an opportunity to buy a nice 1x1 condo for $240000 in an decent area of Santa Ana (which is an OK area of central Orange County [it isn't the safest, but it's very convenient to a number of business/universities with lots of potential renters]).The condo is 713 sq ft, with community laundry, semi-upgraded (newer/upgraded cabinets in the kitchen, laminate flooring throughout, tile counters), carport + 1 extra parking, large patio, 1st floor, corner unit, lots of light, safe/gated community with good amenities (pool/spa, club house, sauna, small fitness room), location is convenient to shopping, freeways, other cities, etc.Purchase price would be $240K with 20% down.
