The agency where you will hang your license will require that you put in time - otherwise you are taking up space. 

If I hang on to it and refinance, I would take the full loan value and pay off some LOC, or if I flip, I would take the profit and pay down other LOC.

I live in Marysville and am not particular which brokerage I hang my license with, since my interest here is primarily as an investor. 

We are all trying to save $$ but remember.....this isn't hanging drywall, or painting, or carpet or counter tops....this holds the house up !!!

Don't go to useless real estate seminars.Get involved and understand creative financing - tax sales - and the court house system of finding really motivated sellers.Have fun - be yourself - make full disclosures - learn from professionals in this business - don't hang with know nothing people (Big Hat and No Cattle).I'd love to write another 5,000 more words n this subject to help you - but start now with these words  - be positive and deal with professional in this business.
