I am looking for something a little more "plug and play" then having to update a few sheets every time I want to make a change.

why should I go thru all the trouble of researching and purchasing properties when i can sit on my butt and purchase shares of a REIT?

I am fairly new to real estate butt I hope to create a financial future for my family as well as building future friendships and business partners .

Anyways not trying to plug anything, but there are plenty of great options out there.

Most people use property tax records but others use the appraiser's breakout between improvements and land or even the insurer's replacement cost, plugging the difference between total basis in the property and this amount to land.  

I would contact @Kit Crowne shameless plug he's my loan guy... but he was an active investor previously and is honestly a great resource.

We also have contacts with the best cleaners on the island - shameless plugs haha. 

Chip in the kitchen sink, all day lighter bulbs in the fixtures (and working), all plugs holding a plug tightly and not painted over, etc...A Turn inspection.I think this is a pretty house, but it needs some little things to make it rent ready... like fixing the broken concrete to the right of the bottom steps.Good Luck!

I suggest plugging in some expense numbers closer to expected to see what this deal should really end up being.

I've since had other projects and the minute I hear a non solution driven response from a contractor and they butt heads with the inspector we keep it moving rather than get held up on a project.
