There are some issues that came up with the property inspection and it needs a new roof, new commercial rtus, and repaving the parking lot.

Why would someone give you any money and more so, why would you take someone you know's money when you have no experience, no game plan, and a misplaced idea to buy distressed which is the hardest thing to buy and salvage for new investors?

As I understand it, the county removed the exemption and assessed the new tax on the revalued property after you closed on the property.
