@Steven Greenspan In conjunction to those already mentioned, or to iTunes and search for Commercial Real Estate investing and there are quite a few Podcasts from the likes of Jake & Gino, Michael Blank, Joe Fairless, Kevin Bupp, Rod Khleff, and Dave Lihdahl (as of this post Dave has retired from teaching) and then start listening to them as they all offer ways to get into their deals

If you have not ever bought a property outside of your market but feel that such MAY be for you, then this is a pretty good read in my opinion.There are plenty of times that Chris notes in the book that Turnkey REI is NOT for everyone and he lays out some occasions when Memphis Invest has told prospective investors NO. 

As a realtor/broker will I sell a house on occasion...sure.  

@Cameron Tope  that's the difference in states we draw our own.. they are simple fill in the blanks forms.. or escrow officer..

As an agent, I've had other agents on occasion try to screw me out of commissions and it's not a good feeling. 

I've played golf with your father Tony on numerous occasions and he told me about you being an agent.I'm currently investing down in Macon, GA but have also been looking for MFH's in the metro Atlanta area as well.

Not sure if its bad to ask, but if anyone had a good excel blank template that they would not mind sharing that would also be greatly appreciated.
