A GC marks up what the subs charge them , thats how they pay their bills .

If splitting the utilities end up being too expensive does anyone have some creative Ideas to incentives the renters to NOT run up the bills?

If rents were all raised to $775 and I passed the water bill on to the tenants, and according to the property manager would definitely be reasonable, at asking price I'd be looking at $588/month cash flow and 7.5% CoC.

My previous tenant didnt pay their water bill for $525, I'd like to go after them for a judgement.

@Bill Keane I currently invest in CT with no experience in Western MA.

We would use that number verses taxes and insurance on your primary as bottom income ratio and then all other bills for the top number (credit cards as you have no auto loans).

And under the new "off ramp" bill there is similar protections.

But for my day to day operations, not only do I have one account for all my properties and syndications, it's the same account I use for my W-2 direct deposit and also to pay my day to day household bills, lol.

I'd like to make the numbers as accurate as possible, but unfortunately my utility here can't break out the gas from electric when asked for the average gas bill for a given apartment.
