They are thinking; I don't need housing inspectors, lead paint suits, tenant's right in rent court, politicians against landlords, water bills in excess, squatters or law suits!

I'd rather track my money movement with a tool like Stessa and have the properties feeding into the same account to keep my head right.You're thinking well about that downpayment money . . . getting a 1% APY on it and maintaining full liquidity fits the bill when you're looking to deploy that money in a purchase in the near future.

Not sure if this would give me the right to monitor - I never have - but I actually know several instances of renters who have gone on vacation in Jan/Feb and turned their heat off to save themselves the $20 or so in bills, only to have pipes freeze when they were away.

Who do you use for your Self-Directed Solo-401k and do you need a "checkbook" Self-Directed Solo-401k to avoid nickle and dime fees every time you need to send money for xyz repair or bill - or just hoping income each month will cover most bills so you'll not be sending money OUT very often?
