The biggest lesson I learned is when you find a investor that says they want to buy a off market deal from you, it would be in your best interest to get the earnest money immediately.

The maintenance people seal the outside of the building because they seem to believe to be the source of the damage.

At the end the permit is "closed," signifying that the work is complete and meets code.This is important for a few reasons, the biggest is knowing that the work was done to code and properly executed.

The biggest concern is the fact that they are not comfortable filling out and signing a simple estoppel agreement now so how much will change when I go to them in three weeks to have them sign a new agreement.

A couple that come to my mind are nolo.com and rocketlawyer.com, however I ended up liking one from a one-off website better (unfortunately I cannot recall the source anymore).
