I've begun working with a local real estate agent to see some properties but I'm getting pre-approved this week before seeing a property.

@Stephen Wong If funds are limited, I would ensure that the property is clean, organized, and somewhat appealing on the outside, then concentrate the remaining funds on the inside until you can afford more exterior upgrades.

How did you organize the LLC?

HOA: A homeowners association is an organization that makes and enforces rules for multiple-unit buildings like condominiums and townhouses and planned communities of single-family homes.

I have not begun distributing this, I'm trying to get some honest feedback on the project before aggressively looking for an investor.

However, the partners involved would be willing to get started on something new if there was serious financial backing as construction prices have begun to settle a little bit in the region.
