Since I also still believe in Santa Clause and the Tooth Fairy, well, I have to check this out.

I have put real estate investing on pause recently due to my wife and I now have a newborn baby :)  However, the last time I was at the San Bernardino auction.com's auctions, they were during the summer months, I can honestly say they were slim pickings for investors to make a profit. 

My experience with this type of tenant is they are one argument with the baby daddy or flat tire from not paying rent...

Talk with the neighborhood association too; the people involved with those usually plugged in.

Just had a baby so time is a bit of a luxury. 

I'd recommend that you go over the coin op laundry companies' contracts with a fine-toothed comb, I know several investors who've been locked into very long agreements and those agreements typically transfer when a property is sold.

These are scary things to think about especially as entitlement programs will be bankrupt as the millions of baby boomers head into retirement.

I have zero experience with this, I am a baby agent who works mostly with builders and construction.

We still have great school and great neighborhood but we kinda too the millionaire next door approach.
