I would think they should be able to show paystubs for the year to date earning divided by her hourly wage to establish average amount of hours per week and then see if that corresponds to her W2's for the last 2 years and if they all match up and her debt to income ratio works, move on.  

Make sure the ARV is a good fit for the average home buyer in your area. 

I analyze at 8% vacancy or 1 turnover per year. 5% vacancy is your tenants staying an average of 20 months between turnover.

I use propstream and Zillow if their are properties that has sold for 175k, 132k, 115k and 120k all fixed up do I get the average of these 4 numbers or can I go with the highest number ?

I can see on the applications what people make on average - rent has to be afforable as well; that does not mean cheap, but it has to be possible for people to afford rent.
