I guess our goals aren't aligned as I am looking to grow slow and steady and she just wants a home run. 

They seem motivated and aren't using the property but the price I'm offering just seems impractical. 

I, personally, pass on most properties that aren't separately metered, for that reason.

You'll need to get info specific to the taxing authority where you're looking to purchase.

You don't need $250K for that, so you aren't parking it all in one project, and projects can be relatively short term (allowing you to turn it over and charge some fees). 

Additionally, I would suggest asking to speak with the person that will be your daily contact.Finally, company 4 is interesting given you don't see a ton of property management companies offering flat rates but at the same time they aren't incentivized to get higher rental rates due to the flat rate.In the end, I would go with who you feel the most comfortable with.
