Make sure that you have a good partnership agreement before purchasing any properties, then run the partnership in accordance with the agreement. 

And I signed a month to month agreement with the existing tenant at a slight increase, which he was expecting.

However, it would cause me to rethink my lease agreement, rental fee and deposit/cleaning fee (maybe a fixed amount per month OR a certain percentage of rental income from tenant's, whichever is greater).

I have seller and buyer agreements sent to my title company, they told me I need to show evidence to extinguish about 4 interest on the property(which are quit claim)And a mutual release of my sellers previous purchase agreement which he doesn’t have nor remember.

One of these we had under agreement for $530k with the seller paying all agents commission, it fell through because of maintenance issues.

Any suggestions on how to estimate rent cost for those rental bedrooms and how to go about creating a lease agreement with the person who is renting?

We signed a purchase agreement with builder in Feb 2021.

So im assuming there is 2 options. 1) Ask for them to deliver the house vacant or 2) Is it possible for me to have them sign a yearly lease agreement with me, prior to the closing?

I was no longer able to fulfill the text agreement as the unit was not filled on April 1 (It filled on April 15), I was unable to travel to the unit to make sure it was in good standing, and I was extremely financially uncertain at that time.  

I am working in a clause in the rental agreement that the tenant will be responsible for any fees associated with breaking of the rules.
