Now I see lot of people ( many on youtube) are suggesting that housing market is progressing towards a recession/ correction/crash and prices are going to fall soon.

From insightful articles and podcasts to detailed market analyses and investment calculators, there's something for everyone. 

So, my question here is, what has been the best way to enter the market?

You can't do a double closing because you can't market the property or contract prior to owning it.You can buy the property then market it.You could also get owner financing for 60 to 90 days and then market the property for sale.

There is no secret sauce to getting/finding properties other than what is already told out there in the real estate market - 50% bootstrapping 50% luck - same as finding a great wholesale deal.

Looking to network with wholesalers ,realters and contractors in San Antonio ,Austin,Houston  markets.

In my market it's 3.5-4%.
