This sounds just like what happens when a house has a mortgage lien on it. (1) the title company gets a payoff statement from the lender, (2) settlement occurs, and THEN (3) title pays off the lien.I don't understand why your title company won't do this for a tax lien, unless there is something you are missing or that you left out of your OP.

To keep the entity completely separated from your personal property you should also have a bank account just for that if not then you run the risk of commingling funds, which can create a headache and almost make the llc worthless should issues occur.
