What I did is put stuff in garage for a month and discount rent for new tenant by $50 for first month to compensate for no access to garage.

They have a 6 month "seasoning" period, which is pretty decent in the lending space. 

I have a few single family properties that are rented out and I am looking to go into the larger multi unit property space (possibly a large apartment complex).

If the buyer has access to other sources of cheap capital, lender will probably have to be happy with the lower end of your range. 

We've always purchased turn-key properties and are now thinking of buying a true fixer-upper at a lower cost and renovating (i.e. adding higher, architecturally interesting ceiling, ripping out walls, and designing a modern space, etc.). 

Sadly I don't have access to the MLS system, so I can't pull actual comps yet.

@Tyion Bridgeman @Brie Schmidt Since I am still inexperienced in the space, I am hoping to find a relatively low risk turn-key or cosmetic fix-up multifamily property.

The very first viewing was a hit- family of 3, more than sufficient salary, has been in their current rental apartment two and a half years and are ready for a little more space, reliable employment.

What’s unique is that the basement only has an exterior entrance so if I added rooms to the basement, they would essentially need to walk outside to have access to kitchen/bath/laundry.
