SFRs with long-term tenants who pay on time are worth a LOT, but multi-family, subsidized housing units are worth less than $0 in my experience.

At a rate of 15% it would be a $3600 difference. not sure if it's even worth it but would love input.

For example, I found worth about 80k that is a quadruplex in a a little rough area, I can cash flow that property...I just need some guidance on how to analyze deals....also is it okay to buy in a rough area to start out.....If there is anyone out there please respond!

Most all laundry vendors will record a memorandum of lease and not the lease as it contains too much information for public digestion.
