In order to help, all of us would need a lot of information from you to even begin to help.It sounds like you are going to need a real education before you begin to look at buying communities.Consider the Mobile Home University Course which is mentioned frequently on this forum. ( Frank Rolfe and Dave Reynolds)Consider talking to George Allen who is a consultant to community owners and maybe subscribing to his Allen Letter.

We're also allowed out of footprint product universally now.

All of my rentals are near a university and are rented to students (increased CAP rate despite the extra work/headache).

We meet the 4th Monday at Newks on University.

Hello Bigger Pockets Universe,My question is regarding the legality of wholesaling.

You also have Florida Tech, which used to be a small university back in the day, but now has expanding at a rapid rate.

We also networked IRL and learned tons of information from the forums and amazing community at Bigger Pockets.Though we live in Phoenix and it is the area we would most like to focus on, we just completed our first SFH in the Tucson market which led to negotiating our second project as we speak (both in the University of Arizona area). 

I live in a college town, Corvallis--Oregon State University, and I can tell you my campus close properties do outstanding!
