If cash flow is the sole goal thus areas having better appreciation long term is ignored, then yes, cash flow markets should be looked at and those I know of would be Vegas, Phoenix, several large cities in TX, south TX, OH, IN, TN, and from what I hear, the Carolinas.

Not a huge price increase (about $300 total), but those things add up.Plus, there are fewer contractors willing to work in tough climates (I had contractors who would move south for the winter), so there's less contractor supply, which drives up labor prices.
