It is (and should be) tightly regulated.  

We do need better ethics & regulations yes.

I know some lenders go by different regulations.

You probably should not be trying to interpret regulations or guidelines for people and telling them "by following that guidance they will know if it qualifies" because that's not everything to consider here and we're talking about high stakes with regards to mortgage fraud. 

The real reason I think most people are bullish on Austin is because of the diversified economy and the restrictive housing regulations.

For as long as COVID Eviction moratorium is in effect, no landlord can evict their tenants regardless of whether the lease has expired or not.I am still reading up on the regulations, hope to get some clarity on this. 

That’s simply because hard money is in the private industry, aka way less regulations.

You have so many state regulations and requirement you are bogged down with meeting requirements and the added expenses.
