Is the listing just totally lying about something (cross check info with county records - I’ve had people completely misrepresent square footage and amenities to the point we walked on the deal!

keep in mind private lenders are just that.. finding them on the internet is going to put you square into the sights of fake lenders who are out to steal your money.. they do it by approving you to fast and getting you to send them money up front.. they are pretty good at it.. you find private lenders through meetups and association with individuals you know.

Hi, I been hearing from everyone that Charleston South Carolina is booming for real estate, what I’m worried about is a “bubble” forming as everyone and their moms are saying Charleston is red hot and that’s usually the time to avoid an investment.

If the seller won't guarantee the legality of the basement and is overstating square footage, I would lean toward the basement being not legal.Tax records and other buildings in the area indicate the SF is 2082, not 2650.
