Usually the Veteran is using the "Change of Life" circumstance which means they are moving out of state, closer to work, school, or moving into a bigger home for increased family, out of a multifamily into a SFR, it also applies to retirees or disabilty if moving out of a larger home and into a smaller one due to up keep or mibility.Most VA loans have an assumption clause as well.

Like for me I have a business I enjoy that produces active income I don't see myself stepping out of anytime soon, so I am prioritizing the nicer areas/properties that might not cash flow as much right now but will in the future and provide me with good depreciation to offset active income right now.Just such a personalized thing that doesn't have a one size fits all approach.

Can a person own two homes with two VA loans and refinance one of the homes into a conventional loan freeing up some of the entitlement which would enable you to buy a 3rd home under the VA loan?

I'd make sure you've confirmed deposits have been transferred to the new PM along with any rent they've collected or your own deposits they may have (my PM keeps $500 of my money to cover any repairs that may come in).
