I am looking to do a $400k cash out re-fi, but am having trouble finding a lender due to the commercial aspect.Does anyone know of any lenders or regional banks in the area that you have used in the past that you think may be a good idea?

It is a fast growing region with a good economy and an educated workforce. 

I am new to PA region.

Are these retail operators single unit operators, mulit-unit regional, national operators?

It appears the desert rats like the taste of PEX and if you run it you have to put it in metal conduit to keep the rats from getting a drink of water in that desert region. 

For a breakdown, you would want to pull some data that shows the grow, plateau, and decline of each region specifically!
