Whether either option would be profitable is a different story.I know that here in Charleston, a lot of the big national builders are buying neighborhoods that have been developed (but not necessarily built), but then again this a quickly growing area and new home sales are pretty strong.

@Jesse Lewis zoning classification is your first concern, but let's be real here, we're in MS, this isn't California, no one wants to camp on 5 acres, they will go to a national park or camping area, same goes for hunting or shooting range, because of things like deer camp everywhere in proximity.

However, I would disagree slightly on which ones to target.Richardson ISD is ranked in the top 25 in the entire nation and is seeing phenomenal appreciation right now as a result.
