But my contractor has advised me that in the great city of Lowell, Massachusetts, any update no matter how small (like putting up new cabinets or updating a bath tub) would prompt the city to make me put in a Sprinkler system.Is there any truth to this?

Mr Wall St hasn't waived his magic wand yet so all institutional buyers are still on hold.Also, the mum and dad investors believe the media too much with the "higher" than average unemployment and "declining" population in most cities so they are on hold.I hope they all stay asleep for at least another 3-4 years as we are buying deals for between 25-50 cents on the dollar.Just my opinion.Thanks

So I've found that its difficult to evaluate multies in my area using the 2% rule, because everything is is priced much higher.So my question is does anyone have experience in massachusetts with using market cap rates with NOI to value the property and do you feel that this is a "Semi" accurate method with determining value (especially when comps are not available)?

While we are waiting for the foreclosure process, which is quick in NH but lengthy in MA, we are probably paying the insurance premiums because the borrower has stopped paying and dropped his insurance.

So in my view (like others here), the answer to the question of rental payment procedure using the least risk and most benefit, is to use a Business Deposit Card from a banking institution that provides such a product.
