Over the weekend I started driving around the area in which I live, and was honestly a but shocked by how many properties I came across that were either vacant or in a major state of disrepair.  

My major worry is the default on my record...that is what I have heard can prevent someone from getting a loan

My thought on that is if I can find PM for properties like this, then the only major concerns I would have is vacancy and repair/maint cost?

The owners of the sports leagues and teams hold city governments hostage by threatening to leave without a new stadium being built which forces the city officials to deal with mobs of angry fans who buy into the BS marketing put out by the team that the stadium will "raise" revenue and "create" jobs and has all these benefits to the city.

I've driven by the place and the building itself seems to be in good shape, might need to get painted but, no major strucural damage.

pretty sure the 10k is for foundation problems but it could be less than that, the house will still need some touch ups after that but nothing major

Not to mention that you can take most ivy league college courses online for free minus any book you may purchase to go along with the course.
