His cards will pay off in 5 years, the houses in 15 years and he still has a couple hundred a month per house for repiars and maintenance.

lawn, snow, maintenance, show apartments, inspect apartments at move in and move out, call necessary subs if work is above his skill, handle tenant complaints ?

It's a family business that self manages and does all their own rehab work and does full rehabs to keep ongoing maintenance to a minimum and allows them to command top rents.

When was the last time maintenance roof/parking lot/ other was done to the building?

So I'm thinking about moving back into my rental property instead of renting another place so that I can move back to Portland and hopefully start a new career.My question: How long do I need to rent out my property after these upgrades and other maintenance work to be able to take them as a deduction on my taxes before I can move in for 6-12 months?  

Buyers consistently received bad service from selling agent such as late communication, late delivery of required documents such as lease agreements required for loan/bank (2 weeks late for 2 of the 3 lease agreements with no tenant/owner signature and haven't received 3rd lease agreement) as well as selling agent did not give notification to 2 of the 3 tenants for loan appraisal so appraiser had to come twice to property, all to which has delayed buyer's loan.
