I cannot really comment on the labor prices or dump fees of your area, but unskilled labor typically should not cost $80/hr.

Joe Hughes Great question - My limited understanding of the situation you mentioned is as follows: If you have the property under a P/S contract, you have no reason to worry about the buyer going behind your back.

If you flip one in 6 months and make $40K how many can you flip in the same period of time and how much would the labor cost?
