Now, in less than a year, there are 5 kids (the 5th baby arrived just few weeks ago) and 3 dogs, doing "dodos" everywhere, attacking us on our own property, tenants don't seem to work and it's hard to imagine how they make living (neither one of them seem to work), causing noise disturbance by loud inappropriate music every time we are in our back yard, etc...

I imagine the worst: a neighbor who is trashy and keeps empty soda cans or water bottles on the lawn, toys strewn about, doesn't cut the grass, smokes, has excessive traffic, vicious dogs, unclean or untidy enough to attract and feed roaches, loud music that disturbs my tenant, or even maintenance like the roof or windows.

While the overall annual rent roll right now is low $58k, I would imagine you could easily increase NOI by 50% or more over a period of 3-5 years if you were diligent about turning over the units.

If the hinge pins are worn, the door can move a little bit left and right in the frame - imagine that the door is closed and you are pushing sideways on the door knob, pushing the knob towards the frame, as if it were a sliding door - that's the direction it would move in.To check the pins, you can either use a screwdriver to pry the hinge pin up a little and then pliers to remove it the rest of the way, or use a hammer and a nail to knock the hinge pin out of the hinge.

As a resident of Pearland, this is great news and easy to believe...as an investor, I would have to imagine this will just make the rental property market that much more competitive.
