Hey everyone, if I’m planning on trying to land a pre foreclosure home to wholesale, would I still use the usual 70% rule to calculate my MAO?

Purchase price: $120,000 Cash invested: $12,000 My old residence, I moved to a different home to get better financing options to make this one a rental.

This wasn't taken seriously by many sponsors (who used these methods to attract capital as well as reduce the amount of capital they needed to raise) as well as investors (many of whom didn't understand the risks nor were they educated on these risks by the sponsor outside of a paragraph buried in a 100 page PPM).

I've seen that the average building cost for the state is around 495K, which is significantly less than the average home in SLO at over a million.

Hey everyone, do you need home inspectors at any point during the wholesale process i.e. during your due diligence period? 

Any tips or insights navigating the current market conditions?

I love the idea of being able to provide a nice home that lower-income renters can be truly proud of, and as a result (hopefully) will take care of the place.

:-) I have always just done American Craftsman (Home Depot) or ThermaStar (Lowe's) depending on which store is closing to my job, but truth be told I would think I could find something at a more contractor/landlord friendly price but haven't done well in locating someone yet.

The proposal includes plans for for more than 1,000 residential units at the north side of the project consisting of 122 single-family homes of various building types, 786 multifamily units and 153 carriage house apartments.

On a recent home purchase, I submitted an offer and I was told there were no offers on the home when I submitted mine.
