Since we typically acquire properties that require at least cosmetic work and the tenants are paying below market value, it is always better to coordinate a reasonable timeframe with the seller for the tenants to leave.

Days on market are less as well which shows me that demand is still very much there.With affordability and inflation playing the biggest factors into why a lot of buyers are settling with a condo or townhome to start in hopes of moving up to something bigger and better as the market continues to appreciate and trend upward.I fully anticapte the remainder of this year to be a very busy one with a lot of buyers entering back into the market with talks of rates coming down in the Spring.

An ounce of prevention is better than a pound of cure.Inspectors can vary DRAMATICALLY in their experience levels, and their thoroughness, and even the best inspectors will occasionally miss important issues (nobody's perfect).Therefore, each time I buy a property, I don't use one home inspector, I use SEVERAL layers of inspection done by SEVERAL pros.Yes, I use a regular home inspector, but I also have an experienced plumber scope the sewer line on EVERY property before I buy.
