so I get on and well like you I was the contrarian in the thread but I ended up with I think 50 up votes by the time we talked it through and you suss out the uber risk these folks took..

I vote he's all three and his broker is probably the one that set the false expectation.Point is, when the market is going gang busters like Dallas, there is a lot of inventory that is overpriced because people want above top dollar, even if their offering is an "added value play".

My vote goes towards LVP flooring (except in bedrooms), stainless appliances, and an all white interior paint job. 

Big Gov. can get all the same control with 2 simple actions, no votes needed;- Make refusing a sec8 payment "financial discrimination". - And where applicable state that only requirement into program for a landlord is a legal valid rental license.
